Selling Your Property On Auction

Getting Started

If you are interested in auctioning your property or business, the first step is to submit your information to our team. This includes some basic details about what you want to sell, your desired reserve price if any, and your contact information. We will review your property and your reserve price, answer any questions you may have, and if it's a good fit, we will move forward with an auction listing agreement. Auctions are held the last week of each month with a sign up deadline of the 3rd of that month.

Organize Property Information

Once the agreement is signed, we will begin working with you to finalize your property listing. We will order a title search on the property to provide to potential buyers. You will need to provide all available documents that you have relating to the property. This includes inspection reports, surveys, environmental reports, architectural plans, permits, etc.

Photography Session

A major part of getting the highest and best price for your property is quality marketing materials. We use a professional photographer that will come to your property and create a full interactive virtual tour of the building, including drone photos and video. This does take several hours to complete, so make sure you have set aside enough time for the photographer to complete the job, or provide keys or a lockbox code before your appointment.

Prepare To Go Live

Auctions will be marketed for 30 - 45 days before they start, through various different channels to maximize exposure. We utilize digital marketing through our website, various MLS platforms with both standard commercial and cannabis related listings, paid marketing ads, print advertisements, and mailers.

Inspections

Everything in the auction is being sold AS-IS, which means bidders will need to inspect the property first. This also means that you will need to provide all information you have available on the property when we list it, including floor plans, surveys, permits, surveys, inspection reports, etc. We will work with you to set several inspection dates where buyers can come to the property and review anything they need to.

Auction Day

The auctions are publicly visible and conducted completed online. You will be able to view bids in real time throughout the process. The auction window is typically 3 days, which provides ample time for interested parties to participate. Bidders can continue to increase their bid until the auction window closes.

Closing The Deal

The highest bidder will have 24 hours to complete the purchase agreement and submit an earnest money deposit of $50,000 into escrow (or the bid amount if less than $50,000). If they don't meet the 24 hour deadline, we will offer the property to the next highest bidder. After the purchase agreement is completed, closing will take place within 14 days. Depending on where the property is located, the closing is typically handled completely online through a virtual notary service.
